Condominium "Le Contessine" in Villa Portalupi

 

The asset at issue includes a series of housing units, indoor garages, outdoor garages and cellars located inside a residential complex called Villa Portalupi with ancient origins having a historical-monumental importance located in the Municipality of Valeggio sul Mincio in the province Verona (see Google Streetview).

The complex of these units is called Condominium “Le Contessine” and includes the lots from no. 1 to no. 62.

The villa dates back to the second half of the 18th century and underwent recently restoring work for building preservation and restructuring that has restored prestigious housing units, considering the modalities of the structural intervention aimed at consolidating the existing structures for the insertion of housing units and underground garages.

Most of the villa has environmental and artistic bindings; therefore the preservation intervention was carried out, as assessed during the on-spot investigation, in keeping with these bindings. t

The complex is located in a central area as can be reached through three accesses located in Via Custoza, Vicolo Portalupi and Via Baden Powell from which accesses through the slip way that leads to the underground garages. 

The whole compendium is identified with three buildings.  building “A” that includes the Villa's building (see photo 1), building “B” that includes the portico portions (see photos no. 3 and 4) and building "C" that includes that in the past was called ,“le scuderie” (see photo 5).   

The housing units that are object of the estimate are located inside the three buildings and precisely:

 

- inside building “A” Lots no. 1 – 2 – 62;
- inside building “B” Lots no. 3 – 4 – 5 – 6 – 7 – 8 – 9;
- inside building “C” Lots no. 10 – 11 – 12;

 

The indoor garages are below a portion at east of the internal courtyard and are identified with Lots from 13 to 50. 

On the south side of building “B" are the outdoor garages identified with Lots from 51 to 61. 

The housing units identified with Lots from 1 to 12 have similar construction characteristics described hereinafter.  The specifications provided an armoured-type entrance door covered in wood, the external fixtures in lamellar larch wood like the outside shutters in solid varnished pinewood, the external door windows and shutters have double glazing and double opening with anti-tilting window.  An independent floor heating system is provided for every flat as well as the arrangements for the air-conditioning and alarm systems.  The ceilings have exposed wooden beams that have been restored or replaced with new ones.  The floors will be in wooden tiles and those of the kitchen will be in Florentine terracotta, the bathrooms will have ceramic floors.  All completed by the electric, water and telephone systems.  The internal finishing elements are uncompleted, however the list of works still to be completed will be available for each flat together with the relative costs that shall be detracted from the overall value.
