DESCRIPTION
The building under investigation is located at the street number 9 in Via Festara a Lugagnano di Sona (Verona).
The building is built on pillars, girders and panels in tamponage green marble and grey bardiglio marble in which wide windowed spaces are inserted with aluminium supports and double glazing and has characteristics that allow to be suited for commercial activities.
The internal spaces are developed between: basement floor, ground floor, first floor and second floor connected, besides the external accesses to the basement and ground floors, by an internal stairway in which a lift is inserted.
The basement floor is made up of a space intended to be a deposit for material divided in two sectors, one of which has a bathroom, the access is through the internal stairway and also through a motorised entrance door that can be reached from a slideway that faces onto Via Festara.
The first floor is made up of a warehouse for manufactured articles and a changing room with annexed facilities, a canteen and bathroom, the access is through the internal stairway and also through three motorised entrance doors.
The first floor is made up of a flat intended to be used by the building’s keeper but is actually used as an archive distributed between an entrance area, 2 rooms, a living room-kitchen and a laundry.
From the cadastre planimetry, the second floor is made up of two large office open spaces, a room to be used as an archive and the facility area with three toilets; the office area does not actually have the characteristics of an open space as it is divided with glass walls in which a part of the electrical system is inserted while the remaining part of the electric system and data transmission network is
located under the floor and distributed to the various post by means of drains.
The heating system is on the first and second floors.
Therefore it is important to consider the solidity of the above internal divisions as they are an integrating part of the structure treated as such for the calculation of the real estate unit’s value.
The flooring of the ground and basement floors is in protective resin, that of the first floor is in ceramic tiling and that of the second floor is partly in polished wood and partly in ceramic
